Lot Split Consolidation

A lot split is just that—the splitting of a single parcel into two or more additional parcels.

Conversely, a consolidation survey is the combining several parcels into a single parcel.

For lot splits, each municipality maintains different procedural rules; however, most governing bodies follow very similar methodologies.  Typically, you will need a Boundary Survey of the entire parcel to be split.  Then, the land surveyor will need to set new property corners where the split is to take place.  In doing so, the land surveyor will need to issue a new map of the split and create a new legal descriptions that represent each newly divided parcel. Once complete, these instruments must be approved and filed at the local county record’s office and new folio numbers will be issued by the Property Appraiser’s office.

Similarly, for consolidations, each municipality maintains different procedural rules; however, most governing bodies follow very similar methodologies.  Typically, the land surveyor will need to survey all of the parcels to be combined.  Then, combine all of the parcels onto one map and create one legal description that will encompass all of the parcels together.  Once complete, this instrument must be approved and filed at the local county record’s office and new folio number will be issued by the Property Appraiser’s office.

When pricing, there is a starting additional charge of $150 added to the price of the all of the surveys.  This price will help cover the cost of the additional work needed by our Professional Land Surveyor to prepare a new legal description or new legal descriptions and work with the local governing body to get the change approved.
